In the suburban area of Crace, we’re taking inspiration from the best of ‘old Canberra’, with wide streets and pedestrian-friendly (even pram-friendly) footpaths. Instead of a maze of looping streets going nowhere, streets in Crace will be easy to navigate, with vistas to the surrounding hills and parks.

Not just landscaping - streetscaping

Look at Canberra’s traditional suburbs and you’ll find that the streets have a character all their own. While the houses play an important part in creating the streetscape, they are not the dominant feature. The trees, the garden setting and the views along the streets are what you notice most. In these streets, the house designs, the materials, the textures and the colours blend with each other to create a sense of harmony.

Times, designs and materials have changed, but at Crace we are re-creating that integrated approach to the streetscape by ensuring that each home reflects our overall design intent. So when you build a home at Crace, we make sure it suits the block of land you’re putting it on. We have a range of pre-approved homes available. Many are architect-designed and all are endorsed by our Architectural Panel and reviewed by our team of leading on-site builders.

It makes quality design so much more affordable and means you’ll never have to worry that your neighbour will build something unfortunate next door. It also makes the building and approval process simpler, and ensures that your home will be part of an integrated and attractive streetscape. Buying at Crace

Steps to purchasing in the suburban precinct

Step 1

  • Select your block of land (Crace consultant will hold for a maximum of seven days).
  • Select builder of your choice (one from our panel or your own).
  • Pay $1,000 plan preparation fee to one of our partner builders or pay Crace Realty a $1,000 plan assessment fee.
  • If you do not use one of our partner builders you will be required to pay a $5,000 external builder bond at settlement.
  • Your Crace consultant will draw up a sales instruction on your block and you will be required to supply details of your solicitor, together with the names of your builder and architect. At this time you will also need to make a $1,000 payment as an initial deposit in your land. Please be sure to advise your solicitor that documents will be on their way from Crace, which need to be exchanged within eight weeks to receive a rebate on your purchase price.

Step 2

  • Meet with your designer or builder to complete your plans for your new home (you have four weeks to provide plans to Crace for approval) then get your plans approved by Crace and attach plans to land contract.
  • Meet with your solicitor to authorise land documents for exchange and pay balance deposit of 10%.

If you exchange documents within eight weeks and settle at the agreed time you will receive a $2,500 rebate at settlement.
